Air Conditioning Maintenance — Performed Twice Yearly
- Confirm proper cooling and temperature split
- Replace up to 3 standard filters (filters provided by customer)
- Inspect condensate drain line
- Inspect primary drain pan
- Rinse off outdoor coils
- Test all safety sensors and/or switches
- Electrical testing of all unit connections and components
- Monitor refrigerant pressures
- Inspect indoor coil and blower wheel
- Check for proper airflow
- Inspect duct system
- Inspect condensate pump
- Replace batteries in all thermostats (batteries provided by customer)
- Inspect heater
Annual Plumbing Maintenance Assessment

- All supply lines and all interior and exterior shut-off valves
